Payment and Cancellation
A response to an email or online enquiry is an offer and not a confirmation, where an offer is accepted and booking details supplied, a confirmation will then be issued.
Full payment of your stay is required on arrival and payable in cash unless agreed otherwise. If you need to cancel, please do so two weeks before arrival. Cancellations closer to the arrival date will be charged as follows:
1 to 2 weeks before:  50% of the full amount.
72 hours to 1 week: 90% of the full amount.
less than 72 hours: The full amount.
In the event of cancellations, alterations or reduction in the number of nights before or after your arrival we have the right to ask you for a further payment to compensate us for our loss. Any postponement of confirmed bookings will be treated as cancellation.
In the event of non-arrival without cancellation (or 'no-show'), the full charge will be levied to the card used to secure the booking, plus a £15 administration fee, and all cancellation charges will be subject to banking/handling charges of 4% regardless of card type.
From July 2011 British banks no longer offer cheque guarantee, therefore we regret we cannot take payment for your stay by cheque. Small cheque deposits can be taken only if we receive the cheque 3 weeks prior to your stay.
We respectfully remind guests that a reservation made and accepting accommodation by telephone, e-mail or in writing constitutes a legally binding contract between you and Kirk Lea Guest House.

Check In and Out
Check in is only by arrangement with us and we aim to be as flexible as possible to accommodate your needs. We will ask you when you book what you anticipate to be your arrival time.
Your room will normally not be ready for occupation until after 12 noon on the first day of your stay.
Check out time is 10.30am on the morning of your departure.
Please give an estimated time of arrival by phone or email. Please call 01422 346987 if your check-in is going to be earlier than 12 noon or later than 8 pm. Check-in times outside of those specified must be confirmed with us prior to arrival.
Availability
If within the first 24 hours of a booking been made, we realise we cannot deliver your requested accommodation, we reserve the right to cancel the reservation and return any payments made in full without deduction.

No Smoking
Kirk Lea Guest House is a no smoking premises. Cooking is not allowed in the rooms.

Pets
Well behaved pets accepted if arranged in advance and at our discretion. Please phone for 01422 346987 for details.

Data protection
We may process the information you provide to us for internal use only. We do not sell or share your details with any third party. By making a Booking, you consent to this processing of information.

Support for the Mobility Impaired
Unfortunately, not suitable for people with bad mobility. Kirk Lea Guest House is on 3 floors.

Complaints
We hope you will not have cause to complain but in the unlikely event that you do, please try to settle the matter with the management at the time. It is always better to give the host a chance to resolve the matter immediately.

We endeavour to respond to all complaints within 5 working days.
In the event of establishment of any major failure of equipment, property or utilities, this will be dealt with as speedily as possible.

Liability
Other than for death or personal injury caused by our negligence or misrepresentation, our total liability to you is limited to the price of the Booking and to the fullest extent permitted by law all warranties are excluded and in no circumstances will we be responsible for any indirect or special damages.
We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond our reasonable control. You are responsible for any damage or loss caused to us or our property by your act, omission, default or neglect and You agree to indemnify us and to pay us on demand the amount reasonably required to make good or remedy any such damage or loss.

Car Parking
Parking is at your own risk.
